If your opinion of value is accurate, you should be in line for a large reduction of about $1,052 per year in your property taxes, every year.

The county taxes this home as if it's worth $588,000 ($175,000 × 3.36, Montgomery County's factor). That's $73,000 more than your opinion of value of $515,000. If the Board agreed with your value, the assessment would be about $153,470, and yearly taxes would go from $8,552 to $7,500.

These figures are based on the home value you provided: your opinion of value of $515,000. If that's accurate, these figures are accurate. If your home would sell for more, the savings are smaller; if for less, they're larger. In an appeal, the Board decides the value from the evidence it receives. Recent sales of homes like yours are how you check and support your value; the Playbook shows you how to find them.

Rates: 2026 county and municipal rates and 2026–27 school rates from Montgomery County's published millage tables. Before the homestead/farmstead exclusion, discounts and penalties, so an actual bill may differ. Rows may not add exactly because of rounding.
* Multi-year totals are simple multiplication. They assume today's tax rates and that a lowered assessment stays in place until a future change or countywide reassessment.

How the factor works

Montgomery County assessments are based on 1996 values (in effect since the 1998 tax year). Each year the state sets a factor to bring assessments up to today's market. For Montgomery County it is 3.36 for appeals filed July 1, 2026 – June 30, 2027. Your assessment × 3.36 = the value you're taxed as if your home is worth. A fair assessment is about what your home would sell for ÷ 3.36 (the Board uses the state's unrounded figure, so its exact result can differ slightly; the figures here use the Board's method).

Your Montgomery County deadline

Annual appeals are due August 1. August 1, 2027 is a Sunday, so the last safe day is Friday, July 30, 2027 (hand delivery or a Post Office counter postmark). File as soon as you're ready; the deadline is the last day, not the target.
Filing fee: $50 per parcel for a single-family home. Where: Montgomery County Board of Assessment Appeals.
Factor change: the 3.36 factor applies to appeals filed through June 30, 2027. Appeals filed on or after July 1, 2027 use the new factor the state publishes each July; we'll re-run your numbers when it's out. You don't need to wait for it: file as soon as you're ready. Filing early can get you an earlier hearing, and the deadline is the last day, not the target.

Filing steps: an overview

General information from Montgomery County's published rules, for education only, not legal advice.

  1. Check your value. Boards look for evidence of market value, such as recent sales of similar nearby homes or an appraisal. An owner's opinion alone usually isn't enough evidence.
  2. Get the county's annual appeal form from the Montgomery County Board of Assessment Appeals (official page).
  3. Fee: $50 per parcel for a single-family home. Evidence: 3 copies of your evidence, provided as far ahead of the hearing as possible.
  4. Deliver it on time: By mail with a postmark (a Post Office counter postmark is recommended) or hand delivery. Email and fax aren't accepted. File by Fri, July 30, 2027.
  5. Attend your hearing. You (the owner) or a PA-licensed attorney present the appeal at the hearing. Your hearing notice gives the date, time and place.
  6. Watch for the Board's written decision by mail.

An appeal can lower, raise, or leave your assessment unchanged, because the Board sets it from the value it finds. This overview is for education, not legal advice or a complete set of instructions.
