Frequently asked questions

What does "taxed as if it's worth" mean?

Your assessment × your county's factor = the market value your home is being taxed on. In Montgomery County, for example, a $175,000 assessment × 3.36 = $588,000.

Where does the county factor come from, and when does it change?

The state publishes a factor for each county every July. The current factors apply to appeals filed July 1, 2026 – June 30, 2027.

Is the calculator's estimate exact?

No. It depends on the value you enter and on published tax rates, and it ignores the homestead/farmstead exclusion, discounts and penalties. If your value is accurate, the figures are accurate.

Why is my result "pretty accurate"? Why might my taxes go up after a reassessment?

If your assessment is close to your home's value, an appeal may not be worth it. If it's below your home's value, a countywide reassessment, if one ever happened, could raise your taxes, because every home would be revalued at market value and rates adjusted.

What's in the $19.99 Complete Tax Savings Analysis, and why is it based on my own value?

Your taxes by taxing authority, your taxes at your value, yearly savings with 5- and 10-year totals, your county's deadline and an overview of the official filing steps, and deadline reminder emails. It uses your value because you know your home best; the Playbook shows you how to check it against recent sales of homes like yours.

What's in the Playbook?

A step-by-step guide to taking your own appeal through your county's process, with short videos: how the process works and your timeline, filling out the application field by field, finding and submitting your evidence, the hearing notice and your 2-minute presentation, hearing day with what to bring and a sample script, the results notice, and a savings worksheet. It's $99.99, written for your county, and delivered as an access link by email.

Do you tell me what my home is worth?

We don't appraise your home or give an opinion of its value. Our calculator uses your own number. If you're not sure, you can choose "I'm not sure" and it looks up a third-party automated estimate for that one check (our free home check shows one too), labeled as a computer estimate, not an appraisal, that can be off by 10% or more on any single home. You decide your own opinion of value and state it to the Board (an automated estimate isn't evidence there), and the Playbook shows you how to check it against recent sales of homes like yours. If you want a professional value conclusion, a PA-certified appraiser provides that, and we can email you names of appraisers in any county, free (the fee is paid to the appraiser). In Delaware County the Board asks for an appraisal or a recent sale; in Chester County the written option needs an appraisal.

How do I get names of appraisers?

Ask below or use the 'Send me appraiser names' button in your analysis or Playbook. We'll email you names of PA-certified appraisers who work in your county, usually within 1 business day. It's free; you hire and pay the appraiser directly.

Do you file my appeal or represent me?

No. We aren't attorneys and don't provide legal advice. You file and attend your own appeal; we provide numbers and a step-by-step guide for you to use.

Do I have to attend the hearing?

Under the counties' published rules the owner (or a PA-licensed attorney; in some counties someone with your power of attorney) presents the appeal at the hearing. Bucks and Chester counties also have a written option (Option 1) with no hearing; in Chester it needs an appraisal. Your hearing notice gives the date, time and how the hearing is held. See your county page for details.

Can the county raise my assessment?

Yes. The board decides your home's value from the evidence, so an assessment can go down, stay the same or go up.

How long do savings last?

A lower assessment lowers your taxes every year until a future change or a countywide reassessment.
