What we provide

Educational calculations; the Complete Tax Savings Analysis; and the Playbook, a county-by-county guide to the appeal process; and free appraiser referrals. We don't appraise your home or give an opinion of its value. If you choose it, our calculator uses a third-party automated estimate (a computer model, not an appraisal); you decide your own opinion of value and state it to the Board. Automated estimates never go on anything you file with the Board. None of our services is legal advice, and we don't file appeals or represent anyone before a board or court.

Your appeal

You decide whether to appeal, and you file and present your own appeal. The board weighs all the evidence it receives; an assessment can go down, stay the same or go up. No result is guaranteed.

Estimates

Figures use public county records, published tax rates and the value you provide (or, if you choose it, an automated estimate from a third-party data provider), and may contain errors or be out of date. Verify with your county.

Refunds

We promise refunds of what you paid, never an outcome.

Before delivery: to cancel an item that hasn't been delivered yet, email us at info@pataxcrushers.com with your order ID. We'll refund that item.
If we can't deliver: if we can't deliver something you ordered, we'll refund it.
Billing errors: if you were charged the wrong amount, we'll correct it.
After delivery: digital products that have been delivered (the analysis, the Playbook) aren't refunded, except under the money-back guarantee below.
Refunds go to your original payment method and are never more than you paid after any credits.

Money-back guarantee

Save more than you paid us in your first year, or get every dollar back.

Measured with the tax rates locked in your report, so a tax-rate increase never counts against you.

We can't control the Board's decision. This is a promise about your money, not the outcome of your appeal.

When we refund

We'll refund every dollar you paid us for the property and tax year (the Complete Tax Savings Analysis, the Playbook, and the Comparable Sales Evidence Report, or the bundle, net of any credit) if all of these are true:

Your order includes the Comparable Sales Evidence Report (on its own or in The Playbook + Evidence Report). The Playbook on its own has no guarantee.
Your report estimated yearly savings of at least 2 times what you paid us (for example, $398 or more on $199). Your report's "Your guarantee numbers" box says whether it qualifies.
You filed your appeal by your county's deadline.
You filed our report with your appeal application. In Chester County, whose rules ask for evidence at the hearing instead, you brought 3 copies of our report, plus 1 set of front and rear photos of your home, to your hearing.
You attended your hearing, or used Bucks County's written Option 1.
Where we offer the free hearing-ready update (every county where we sell the report, except Bucks County's written Option 1), you requested it by entering your hearing date, and you sent or brought the hearing-ready version to the Board (the updated sales, or our note that your original report still stands). If we don't deliver it by its due date, this condition is waived. Bucks County's written Option 1 is exempt.
You send us the Board's decision letter within 60 days of the date on the letter.

And your actual first-year savings are less than the total you paid us. When your report is delivered we lock your current assessment, the full millage (county, municipal and school, each with its source year) and the total you've paid us for the property and tax year. Actual first-year savings = (your current assessment − the new assessment in the Board's decision notice) × the total millage locked in your report. A tax-rate increase never counts against you. Your report's "Your guarantee numbers" box shows the total you paid, the locked millage, and the savings you need to beat.

Limits

Not available in Delaware County.
One refund per property per tax year.
The refund covers what you paid us; it doesn't cover county filing fees, appraisals or other costs.
We can't control the Board's decision. This is a promise about your money, not the outcome of your appeal.

Use of reports

Reports are for your own property and your own appeal. Please don't resell them or use them for another property.

Your part

Give us accurate information about your property. Meet your county's deadlines and follow its rules: we send reminders, but filing on time is up to you. County filing fees are paid by you directly to the county and aren't part of our prices.

Limitation of liability

Our services are provided as is. To the extent the law allows, our total liability for any claim about an order is limited to the amount you paid for that order, and we aren't liable for indirect or consequential losses. Nothing in these terms limits rights the law protects.

Changes

We may update these terms. The version posted when you place an order applies to that order.

Governing law

These terms are governed by the laws of Pennsylvania.
