Disclaimer
PA Tax Crushers and our broker are not attorneys and do not provide legal advice or represent you in your appeal.
You file and present your own appeal. County rules summarized on this site are general information, not legal advice; check the county's current rules before you file, and consider consulting a PA-licensed attorney.
We don't appraise your home or give an opinion of its value. If you choose it, our calculator uses a third-party automated estimate (a computer model, not an appraisal); you decide your own opinion of value and state it to the Board. Automated estimates never go on anything you file with the Board. The Board may give more weight to an appraisal by a PA-certified appraiser. Delaware County's Board asks for an appraisal or a recent sale of the home and states that it does not accept broker price opinions as evidence.
Calculator results are estimates only. They use public county records (or the assessment you enter), published millage rates and the value you enter (or, if you choose "I'm not sure," an automated estimate from a third-party data provider, which is a computer model, not an appraisal), and ignore the homestead/farmstead exclusion, discounts, penalties and interim changes, so your actual bill may differ. The calculation uses the state's factor for your county for appeals filed July 1, 2026 – June 30, 2027; figures follow the Board's method, which uses the state's unrounded figure. Appeals filed later may use a newer factor. An appeal can lower, raise or leave your assessment unchanged.
